Our Inspections

You can expect me to already be there when you arrive. I try to get to my inspections early to allow time to deal with traffic, or an earlier inspection running late. This allows me to get to the home, get set up and get the lay of the land. Having a Supra Key gives me access, without having to have your Realtor there when I get there, so no ones time is wasted!

When you arrive, we will go over the agreement, which really explains exactly what I do during the inspection, and we will discuss the State Standards of Practice, which is essentially, my licensing laws. (Down load on Documents Page)

I catch you up to speed on what I have seen already, and then we go have some fun, looking at the rest of your new home! Along the way, I will explain what I am looking at, and discuss routine maintenance items and show you exactly how your home works, besides just pointing out “Defects”.

When we are done, I will ask you if you have ANY questions. Now is the time to speak up, but don’t worry if you can’t think of any, I am available to you long after the inspection! It is my goal to EARN the title of, Your Inspector for Life! You can call, or email me questions all the way up until I perform your NEXT inspection, and the process starts over!

I will then email you your report in a PDF format. The report is a “Narrative” type report which means you don’t have to scan through thousands of little check boxes to figure out what it says! Each section is detailed, and color photos are integrated right into the report, so there is no question to you, or the seller (if needed) what I am talking about.

My Inspections take an average of 3-4 hours, but typically only 1-2 hours of your time.
